Meet Brooke and Max, our first meeting with this wonderful family was due to a Client referral.(Thank you Hunter) First time Home Buyers who knew very little about the process, came to us already qualified for a mortgage, the most important step already taken care of. They also knew exactly what they wanted in a home and where. So this was an easy one.
Not so, One the price point we wanted to stay within…… was also everyone else’s price point, Two, the preferred location. Three, the area is so popular it was under contract within a day and some had multiple offers. We made ourselves available and jumped on anything they wanted to see as soon as it hit the market, only to be quite disappointed, some of the Agent photos were amazingly misleading. Brooke wanted her kitchen, Max wanted his ‘mancave’, a decent yard for Phoenix and Maverick to play safely in. In Black Mountain NC this was getting to be a tall order and so they were willing to compromise, realizing they might not get everything they wanted. Jeff and I realized this was becoming a mission possible. We had to find them a home they would love and had as many qualities on their criteria list as possible… We loved working with them, their sense of humour had us from hello, Just loved the two very young children.
I lost count of how many homes we looked at. At how many times they drove past to see if they liked the home, area etc…..Then TWO homes hit the market that might work….. Jeff and I raced out and previewed one as they were both at work and made an appointment to see the other. Max was able to see the 2nd home with us …… and BAM!! This was it. He was actually choosing the boys rooms and placing furniture in his head, so we had to get Brooke to take an early lunch break and race over to the house. As Max showed her the house and stated this can be Phoenix’s room ….. she knew he was already moving in, you could not have wiped the grin off his face with a 2×4. Brooke stayed calm not wanting to be disappointed again. She did make reference it would be Ramen noodles for a while ….. now affectionally called the Ramen House. Altho right at the top of the price they wanted to be in, it really did have EVERTHING this great couple wanted.
Time to make the Offer……. a little negotiating. a lot of crossed fingers and missed breathes and we got it. I say we because this became as important to us as if it were our own kids. Max, as happy as a clam, Brooke, still trying not to be too excited.
Due diligence, home inspections, bit more negotiating with the sellers…….. and we closed yesterday. Finally Brooke could allow herself to be excited and full of plans for their future.
We had 3 closings over the last 7 days but this one was an emotional one for me.
